  • Capital appreciation potential: Saadiyat Beach and Al Maryah score low on the Value Index but hold the strongest long-term appreciation. Buyers prioritising appreciation should weight it separately.
  • Lifestyle quality: beach access, walkable retail, school proximity, community events. These matter for end-users but are not in the index.
  • Resale liquidity: Al Reem scores high on the Value Index and has deep liquidity; Al Ghadeer scores high but has thinner liquidity. The index does not penalise illiquidity.
